The UK government has now introduced mandatory electrical safety testing for all rented properties.
Previously, testing was compulsory for Houses in Multiple Occupation (HMOs) but was only recommended for all other rented properties. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 has now made testing compulsory in all rented properties.
This will mean that all rental properties need to have an electrical safety check (fixed wire test) to comply, and the regulations apply to all landlords and letting agents.
