The UK’s leading certification body for the electrical industry – NICEIC – has issued a pack for landlords to highlight that the three major hazards caused by electricity in properties are:
- Electric shock
- Electrical fire
- Electrical burns
These may result from a deterioration over time in the electrical installation and the equipment used within the property. There may also be damage to switches, sockets and other equipment, and they can also be caused by misuse of the installation and equipment itself. Finally, poorly carried out – or even a complete lack of – maintenance can be a contributory factor.
To protect both landlords and tenants from the above risks, NICEIC recommends that an Electrical Installation Condition Report (EICR) is carried out every five years, or when there is a change of occupancy.
