At first glance this bathroom renovation in a Cambridge rental property looks great, but when you look more closely there are a number of issues. Not only are some of them illegal, they could also potentially prove to be fatal.

So among the faults we found during a fixed wire test were:
- An incorrect IP-rated towel rail is sited in zone one of the bathroom and can be sprayed from the shower
- The shower pull switch is not permitted in zone one of the bathroom and can also be sprayed from the shower
- The lights are the incorrect IP rating for the bathroom
- Elsewhere, the fuseboard had been replaced but hadn’t been signed off under Part P of the building regulations
The frightening thing is that prior to the new landlord and letting agent regulations regarding electrical safety testing which came into force in 2020, these faults could have gone undetected for months if not years. And as a consequence, a tenant – or indeed anyone using the bathroom – could have been seriously injured or even lost their life.
